Accepting this agreement records the version and a hash of this text so the copy you saw can be identified.
Eligibility and authority
You may enroll only if you own the property or you are an authorized leaseholder with the rights needed to advertise a lawful long-term residential rental in Chicago. You identify which of those you are. Short-term and vacation rentals are outside this pilot.
Subleases
If you are a leaseholder proposing a sublease, you confirm that the arrangement is permitted under your lease and applicable law and that any required landlord approval has been obtained.
Accurate information
You confirm that the listing information and photographs you provide are accurate to the best of your knowledge. You will report when the home is no longer available. NextGen Fusion AI does not independently verify those details unless it expressly says that it did.
License and publication
You grant NextGen Fusion AI a license to display the listing information and photographs you provide for this pilot. You authorize publication only by checking the publication box yourself. An administrator cannot check it for you. You can request removal. NextGen may suspend or remove a listing for accuracy, safety, legal, or policy reasons.
Your responsibilities and fair housing
You are responsible for the rental decision, the lease, and compliance with fair-housing law. You will not submit discriminatory advertisements or screening questions. Sarah Lite does not screen applicants.
No brokerage
NextGen Fusion AI provides communication technology. It does not represent you or a renter as a real estate broker or agent, and it does not negotiate terms or approve applicants.
Free pilot
This pilot does not charge you a subscription, a commission, or a success fee. That can change only in a later version you accept.
Confidentiality and data
Renter messages for your listing are used to answer from the facts you approved and to coordinate a showing. If you opt in to text notices, we may send you the renter name, phone number, and requested time. We do not give that conversation to other owners. You will not misuse renter contact details.
Notices
Text notices are optional and are a separate checkbox. Message frequency varies. Message and data rates may apply. You can reply STOP to opt out. If you are enrolled, STOP also pauses your published listings until you text START or UNSTOP. Operational notices about the pilot can also be sent through the contact path you gave the administrator.
Term, withdrawal, and termination
The pilot continues until you withdraw or we end your participation. You may withdraw a listing or ask to revoke publication consent through the Contact form or a revocation link. Stopping texts does not by itself delete the publication record. It pauses each published listing until you text START or UNSTOP. We may suspend messages or remove a listing.
Disclaimers and liability
The service is provided as available. We do not warrant uninterrupted text delivery. To the extent the law allows, NextGen Fusion AI is not liable for indirect or consequential damages arising from a listing or a showing. Nothing here limits liability that cannot be limited under Illinois law.
Indemnification
You will indemnify NextGen Fusion AI against claims arising from your listing content, your lack of authority to advertise, or your rental decision, to the extent the law allows.
Illinois law
Illinois law governs this agreement, without regard to conflict-of-law rules. Venue for a dispute that is not required to be elsewhere lies in the state or federal courts located in Cook County, Illinois.
