They Texted From the Curb: How Chicago Agents Can Answer Yard Sign Leads Fast

TL;DR

  • A text from your yard sign comes from someone standing at the property.
  • How Chicago real estate agents and landlords can answer sign and sign-rider texts while the person is still out front, what to put on the sign under Illinois advertising rules, and a short set of replies that move to a showing.

They Texted From the Curb: How Chicago Agents Can Answer Yard Sign Leads Fast

Someone walks past your listing in Logan Square, stops, reads the sign, and texts the number. Then they get back in the car.

That text is different from a portal inquiry. The person has already seen the block, the building, and the front door. They don't need to be talked into looking. They need an answer while they're still nearby, and that's exactly when you're in a showing, at a closing, or sitting down to dinner.

This guide is for Chicago real estate agents, plus landlords and property managers who put "For Rent" signs on their buildings. It covers why sign texts matter, what Illinois rules say about the sign itself, and a short set of text replies that move a curbside lead to a showing.

Why sign texts are worth a fast reply

Yard signs are still a standard part of marketing a home. In the National Association of REALTORS® 2025 Profile of Home Buyers and Sellers, 67% of sellers who used an agent said the agent put up a yard sign, second only to listing on the MLS. On the buyer side, 32% of buyers said they used yard signs as an information source during their search.

What makes a sign lead different is timing. In a March 2026 guide to sign rider leads, AgentText describes the person as someone who was "physically standing in front of your listing." If you reply within five minutes, "there's a good chance they're still parked on the street or driving through the neighborhood." Wait until the next morning, and they've moved on.

The same guide makes two other points worth keeping:

  • Text back, don't call. The person chose to text. A cold call from an unknown number is less likely to get picked up than a reply in the same thread.
  • Plan for the times you can't answer. You will be in a showing or at a closing when some of these texts arrive. The question is what the person gets in the meantime.

What goes on the sign in Illinois

Before you think about replies, make sure the sign itself is right. Illinois treats signs as advertising, and the rules are specific. This is a summary, not legal advice. Check with your managing broker if you're unsure.

  • The sponsoring broker's name has to be there. Under the Illinois Real Estate License Act (225 ILCS 454/10-30), a sponsored licensee may not advertise under their own name, and advertising has to be in the sponsoring broker's business name.
  • The brokerage name can't be smaller than yours. The state's advertising rule (68 Ill. Adm. Code 1450.715) says all advertising must include the sponsoring broker's name. One way to comply is for the broker's name to be at least as large as the team or individual name.
  • Take it down when the listing ends. The same rule lists failing to remove advertising of a listed property within a reasonable time after the sale closes, or after the listing expires or is terminated, as misleading advertising. An old sign that keeps pulling texts on a sold home is a problem, not free marketing.
  • Agent-owned property needs a disclosure. If you're a licensee selling or leasing a property you own yourself "By Owner," the Act says the yard sign must indicate "broker owned" or "agent owned."

Then add what makes texting easy:

  • A number that takes texts. Make it clear the number accepts texts, not just calls.
  • A short listing code on the rider. A code like "Text 4512" tells you which property the person is standing in front of, so your first reply can be about that home instead of "which listing?"
  • One number per sign you'll actually answer. If the number goes to a phone that's off during showings, the sign is collecting leads you'll answer too late.

Five replies for curbside texts

Keep each reply short, answer the actual question, and end with a next step. These are examples. Replace the bracketed parts with your real details.

1. "Is this still available?"

"Thanks for texting about [address]! It's listed at $[price], [beds] bed / [baths] bath. Would you like to see it? I have [day/time] or [day/time]."

Answer with the facts on the sign's listing, then offer two times. If you're not sure it's still available (an accepted offer, a pending application), say you'll confirm rather than guessing.

2. "What's the price?" (sent with just the listing code)

"That's [address], listed at $[price]. It has [beds] bedrooms and [baths] baths. Are you looking to buy in this area, and is that price in your range?"

A bare code or "how much?" is the most common sign text. Answer it plainly and ask one question back.

3. "Can I see it today?"

"I can't do today, but I have [day/time] or [day/time]. Which works better? I'll send the address and a confirmation."

Don't make a curbside lead wait for a call to schedule. Offer real times in the same thread.

4. "Are you the agent?"

"Yes, I'm [name] with [brokerage], the listing agent for [address]. Happy to answer questions or set up a showing."

Identify yourself and your brokerage. It's the same information the sign should already show, and it builds trust with someone who's texting a stranger.

5. No reply after your first text

"Just following up on [address]. Happy to answer questions about the home or set up a showing. No pressure."

AgentText suggests one low-pressure follow-up about 24 hours later, then leaving it alone. If they reply STOP or ask you not to text, stop.

For rentals: "For Rent" signs in Chicago

The same pattern works for a "For Rent" sign on a two-flat or courtyard building, with two extra cautions:

  • Answer only what's on the listing. Rent, bedrooms, bathrooms, and the address are safe facts. Questions about who lives in the building, the neighborhood's "type," or whether a renter's family will "fit" are fair housing territory. Our guide to pre-screening Chicago renters by text covers what to ask and what to leave out, including source-of-income rules.
  • Never take money before a showing. A sign text is an easy place for a scammer to copy your listing. A clear "we don't take money before you've seen the unit" policy helps. See answering scam-wary renters by text.

Where Sarah AI fits

Sarah AI is a 24/7 SMS assistant for Chicago real estate agents, small brokerages, property managers, and landlords. Put your Sarah number on the sign or rider, and a curbside text gets a reply right away, even when you're in a showing.

What it does with a sign text:

  • Says it's an AI assistant and answers from the listing details in your Google Sheet: address, bedrooms, bathrooms, rent or price, neighborhood, and fields like pet policy or parking when you fill them in.
  • Looks up a listing code. If the person texts a listing ID, Sarah checks it against your sheet. If the code isn't on the sheet, it says so and offers to search by area, bedrooms, and budget instead of guessing.
  • Handles buyers and renters. It assumes a rental unless the person says they want to buy, then switches to your for-sale listings and asks for a purchase budget.
  • Asks only a few questions: budget, move-in date, bedrooms, preferred area, and pets.
  • Books the showing at a time that's open on your Google Calendar, and texts you an alert with the details so you can call the serious ones back.
  • Replies in the language the person writes in, and honors STOP.

Here's how a curbside text might go:

Lead: Hi, I'm outside the house on your sign. 4512. How much?

Sarah: Hi, I'm Sarah, an AI assistant for the listing agent. That's the 3-bed, 2-bath home in Logan Square, listed at $489,000. Are you looking to buy, and is that in your range?

Lead: Yes, buying. Can we see it this weekend?

Sarah: I can show it Saturday at 11:00 AM or Sunday at 2:30 PM. Which works better?

(Example only. The listing, code, price, and times are made up.)

What Sarah doesn't do: it doesn't answer phone calls, confirm that a home is still available today, give move-in dates, or answer anything not on your sheet. Those go to you. It also doesn't print or check your signs. The Illinois sign rules above are still on you and your managing broker.

FAQ

How fast should I reply to a yard sign text?

As fast as you can. AgentText's guide to sign rider leads says that if you reply within five minutes, there's a good chance the person is still parked on the street or nearby, and that by the next morning they've usually moved on.

Should I call or text back a sign lead?

Text first. The person chose to text, and a cold call from an unknown number is less likely to be answered. If the conversation develops, you can move to a call.

What does Illinois require on a real estate yard sign?

Illinois treats signs as advertising. Under the Real Estate License Act and the state's advertising rule, advertising has to include the sponsoring broker's name, and the broker's name can't be smaller than the team or individual name. Signs should come down within a reasonable time after a sale closes or a listing ends. Check with your managing broker for your situation.

What should I put on a sign rider for text leads?

A number that clearly accepts texts and a short listing code, so you know which property the person is looking at and can answer about that home in the first reply.

Can Sarah AI answer yard sign texts?

Yes, if the sign or rider shows your Sarah number and the listing is on your Google Sheet. Sarah replies by text, answers from the sheet, asks a few qualifying questions, offers open times from your Google Calendar, and texts you an alert. It doesn't answer phone calls.
